Elmington Estate

WGI worked as part of a bid team with housing association Family Mosaic, to design a scheme for the larger of two sites in Camberwell, London as part of the regeneration of a former industrial brownfield site. The brief called for a new development with a clear identity, providing a safe and secure environment for its residents.
WGI's key objectives for its design were to form the basis of a financially viable bid, to convince Southwark Council of the quality of Family Mosaic's proposal, and to demonstrate the ability to meet local planning guidelines.
The design featured traditional street frontages around and through the site, strongly defined pedestrian connections and green spaces to reinforce the public realm and secure communal gardens with clear vision through to the public streets to enhance the experience for the public at street level. Most flats were dual aspect and included significant private balconies.
